    • Right to Rent Check: We will verify that the tenant has the legal right to rent the property under local regulations.

    This thorough referencing process helps to minimise risk and ensure that tenants are suitable and financially capable, giving you greater peace of mind.

  • Tenancy Agreement

    Once a tenant has successfully completed the referencing process—including background, credit, and employment checks—we will proceed to prepare a comprehensive tenancy agreement. This agreement will clearly outline the terms and conditions of the tenancy, including rent amount, payment schedule, duration of the lease, tenant responsibilities, and any additional clauses specific to the property or landlord requirements.

    We will then send the tenancy agreement to all tenants for review and signature. To ensure convenience and efficiency, the agreement can be signed either digitally through a secure online platform or via traditional hardcopy, depending on the tenants' preference. All tenants must sign the agreement before the tenancy commencement date to formalise the contract and protect both parties’ rights and obligations.

  • Security Deposit

    Once the tenancy agreement is signed, we will collect your tenant’s security deposit. To ensure transparency and compliance with legal requirements, the deposit will be registered with MyDeposits, a government-approved tenancy deposit protection scheme, within the legally required timeframe. This scheme safeguards the tenant’s funds throughout the tenancy and guarantees their return at the end of the lease, provided the property is left in good condition and all terms of the agreement are met. We will provide both the landlord and the tenant with all relevant information about the deposit protection, including details on how to access the scheme and the process for raising any disputes if necessary.

  • Collecting Rent and Setting Up Standing Orders

    We will collect the first month’s rent on your behalf and promptly transfer the funds to you, ensuring a smooth start to the tenancy. To help guarantee timely and consistent rent payments moving forward, we will assist in setting up a standing order with the tenant’s bank. This standing order authorises the tenant’s bank to automatically transfer the agreed rent amount directly to your account on the due date each month. This arrangement minimises the risk of late or missed payments, providing you with reliable rental income without the need for manual reminders or follow-ups.

  • Completion

    Upon completion of the property handover process, the keys will be formally released either to the inventory clerk for final inspection purposes or directly to the tenant on their scheduled move-in day. For properties under professional management, we will also provide the tenant with comprehensive contact details for their dedicated Property Manager. This ensures tenants have direct access to ongoing support, maintenance requests, and any queries related to their tenancy from the very start.
